There was an increase for the year in the median sales price for both attached and detached homes in Hawthorn Woods. The median sales price for attached homes increased from $267,000 for the year ending January 31, 2012 to $296,000 for the year ending January 31, 2013. Detached homes saw an increase for the second year in a row rising from $428,750 for year ending January 31, 2011, to $429,000 for year ending January 31, 2012, to finally $445,000 for year ending January 31, 2013.
There was also a dramatic increase of 200% in the number of closed sales for attached homes in the Hawthorn Woods area. However, detached homes in Hawthorn Woods saw a slight decrease of just over 10% on the number of closed sales. The length of time attached homes stayed on the market decreased for the year with a decline from 282 days two years ago to 207 day this past year. Attached homes, on the other hand, saw in slight increase in market time with a rise from 193 days for year ending January 31, 2012 to 214 days for year ending January 31, 2013.
The number of homes for sale decreased for both attached and detached homes in Hawthorn Woods. The number of attached homes for sale decreased from eight homes two years ago to six home this past year, and detached homes for sale dropped from 120 homes for year ending January 31, 2012 to 82 homes for year ending January 31, 2013.
The monthly supply of homes on sale also decreased this year by more than 45% for attached homes and over 38% for detached homes. There was an increase of 25% in the number of new listings posted for attached homes, but a decrease of 14% in the number of new listings for detached homes in Hawthorne Woods. The improved median sales prices for this year over last year is a good sign that the housing market may be stabilizing, which is likely to encourage more new listings and create a greater demand.
