There was an increase in the number of closed sales for both attached and detached homes, condos, and townhomes in Hoffman Estates for the month of February 2013. The number of closed sales for attached homes rose from 8 sales in February 2012 to 21 sales for February 2013, and the number of closed sales for detached homes increased from 20 sales in February 2012 to 22 sales in February 2013.

This is good news considering the number of homes for sales dropped for both attached and detached homes. The number of attached homes for sales fell from 146 homes in February 2012 to 81 homes in February 2013, and the number of detached homes for sale decreased from 175 homes in one year ago to 136 homes for this month. There was also a sharp decrease in the month’s supply of inventory for Hoffman Estates homes for the month of February 2013. The month’s supply of inventory for attached homes fell by more than 66% falling from 8.9 homes in February 2012 to 3.0 homes in February 2013, and the month’s supply of inventory for detached homes decreased from 7.9 homes in February 2012 to 4.5 homes in February 2013. There was a slight increase in the number of new listings for attached homes, as the number rose from 32 new listings in February 2012 to 33 new listing for the month of February 2013. However, the number of new listings for detached homes remained steady at 44 new listings for February 2012 and February 2013.There was also improvement in the market time for both attached and detached homes for sale in Hoffman Estates. The number of days attached homes remained on the market decreased from 152 days in February 2012 to 74 days in February 2013, and the market time for detached homes fell from 171 days in February 2012 to 58 days in February 2013. There were mixed result for the median sales price for homes in the area, as the median sales price for attached homes rose from $49,000 in February 2012 to $80,000 in February 2013, and the median sales price for detached homes decreased from $249,000 one year ago to $203,751 for this February 2013.
