The number of attached homes for sale fell from 136 homes in September 2012 to 57 homes in September 2013, and the number of detached homes for sale dropped from 188 homes in September 2012 to 109 homes in September 2013.

The John Herman Team is pleased to announce the performance results from Hawthorn Wood’s September 2013 real estate review. This September 2013 report shows an increase in the number of closed sale for detached homes for sale in Hawthorn Woods.
The number of closed sales for detached homes in Hawthorn Woods rose by 200%, going from 5 closed sales in September 2012 to 15 closed sales in September 2013. There were no closed sales in September 2013 for attached homes, which is down significantly from 2 closed sale seen in September 2012. The median sales price for detached homes did, however, experience a slight decline, as the median sales price dropped rom $405,000 in September 2012 to $401,700 in September 2013. Since there were no closed sale this month for attached homes, there is no median sales figures to report, but the median sales price for attached homes in September 2012 was $255,450.
The Illinois real estate performance review for Hawthorn Woods also revealed a decrease in the number of attached and detached homes for sale. The number of attached homes for sale dropped from 5 homes in September 2012 to 3 homes in September 2013, and the number of detached homes for sale fell from 89 homes in September 2012 to 73 homes in September 2013. There was also a decline in the number of new listings for both attached and detached homes in this community. The number of new listings for attached homes fell from 1 new listings in September 2012 to no new listings in September 2013, whereas, the number of new listings for detached homes dropped from 22 new listings in September 2012 to 15 new listings in September 2013.
The month also showed a reduction in the month’s supply of inventory for Hawthorn Woods homes for sale. The month’s supply of inventory for attached homes fell from a 3.5-month supply in September 2012 to a 2.1-months supply in September 2013, and the month’s supply of inventory for detached homes dropped from a 11.9-month supply in September 2012 to a 6.1-month supply in September 2013. The month did show some improvement in the market time for detached homes, as the number of days detached homes remained on the market dropped more than 50%, falling from 197 days in September 2012 to 97 days in September 2013.
