As the number of closed sales for attached homes remained steady at 3 closed sales for both July 2012 and July 2013, and the number of closed sales for detached homes dropped from 13 closed sales in July 2012 to 9 closed sales in July 2013.

The John Herman Team is pleased to announce the July 2013’s real estate performance review results for homes in Inverness. The month of July 2013 showed a decrease in the median sales price of 12.9% for attached homes and 10.2% for detached homes in this community.

The median sales price has actually fallen steadily over the past three years for both attached and detached homes in Inverness. The median sales price for attached homes went from $461,000 in July 2011 to $350,000 in July 2012 to $305,000 in July 2013, and the median sales price for detached homes fell from $708,500 in July 2011 to $512,500 in July 2012 to $460,000 in July 2013. The month showed mixed results for the number of closed sales for homes in the area. As the number of closed sales for attached homes remained steady at 3 closed sales for both July 2012 and July 2013, and the number of closed sales for detached homes dropped from 13 closed sales in July 2012 to 9 closed sales in July 2013.

The Illinois real estate performance review also showed a decrease in the number of homes for sale. The number of attached homes for sale fell from 11 homes in July 2012 to 9 homes in July 2013, and the number of detached homes for sale dropped from 99 homes in July 2012 to 74 homes in July 2013. There was also a decline in the number of new listings for homes in Inverness. The number of new listings for attached homes dropped from 3 new listings in July 2012 to 2 new listings in July 2013, and the number of new listings for detached homes fell from 25 new listings for July 2012 to 15 new listings for July 2013. The month of July 2013 also continued to show a decline in the month’s supply of inventory for Inverness homes for sale. The month’s supply of inventory for attached homes dropped from 4.9 homes in July 2012 to 3.1 homes in July 2013, and the month’s supply of inventory for detached homes fell from 13.8 homes in July 2012 to 9.1 homes in July 2013. There was also a decline in the market time for both attached and detached homes. The number of days attached homes stayed on the market fell from 92 days in July 2012 to 19 days in July 2013, and the number of days detached homes remained on the market dropped from 440 days in July 2012 to 83 days in July 2013.
