The reduction in the number of homes for sale, along with a decrease in the number of new listings caused a decline in the month’s supply of inventory for April 2013.

The number of closed sales for homes, condos, and townhomes in Kildeer remained constant for the third straight year. The number of closed sales for April 2013 was three closed sales, which was the same figure for April 2011 and April 2013. After seeing an increase in the median sales price last year, as the median sales price rose from $557,400 in April 2011 to $630,000 in April 2012, this year saw a reduction as the median sale price fell to $435,000 for April 2013. There was also an increase in the number of homes for sale last year, but this year saw a reduction of 46.4%. The number of homes for sale in Kildeer increased from 52 homes for sale in April 2011 to 56 homes for sale in April 2012, but then decreased this year to 30 homes for sale in April 2013.
There was also a decrease in the number of new listings for homes in the area, as the number of new listings fell from 14 new listings in April 2012 to 11 new listings in April 2013. While this represents a decrease of 21.4%, it is still significantly higher than April 2011’s figure of four new listings. The reduction in the number of homes for sale, along with a decrease in the number of new listings caused a decline in the month’s supply of inventory for April 2013. The month’s supply of inventory fell for the third straight year falling from 14.5 homes in April 2011 to 13.4 homes in April 2012 to finally 5.6 homes in April 2013. The month’s did show some improvement for the third in row for the market time for homes, townhomes, and condos in Kildeer. The number of days homes remained on the market decreased from 390 days in April 2011 to 208 days in April 2012 to only 155 days for April 2013.
