The number of days homes, townhomes and condos in Lake Zurich stayed on the market increased for both attached and detached homes.

There were mixed results in the median sales price for homes, condos and townhomes in Lake Zurich for the month of February 2013. The median sales price for attached homes fell from $185,000 in February 2012 to $118,500 in February 2013. However, detached homes in the area saw a significant increase as the median sales price rose from $275,000 in February 2012 to $311,000 in February 2013. There was also mixed results in the number of closed sales for the area with attached homes seeing a decrease from 5 closed sales in February 2012 to 2 closed sales in February 2013, and detached homes realizing an increase from 9 closed sales in February 2012 to 13 closed sales in February 2013. The number of attached homes for sale in Lake Zurich remained at 17 for the month of February 2013, but the number of detached homes for sale dropped from 126 homes in February 2012 to 75 homes in February 2013. Whereas the number of new listings for the month fell slightly for attached homes from 4 homes in February 2012 to 3 homes for February 2013, and the number of new listings for detached homes remained steady at 31 for the month of February 2013. The month’s supply of inventory decreased for both attached and detached homes in the area. The month’s supply of inventory for attached homes declined from 6.2 homes in February 2012 to 4.8 homes in February 2013, and the month’s supply of inventory for detached homes fell from 8.3 in February 2012 to 3.8 homes in February 2013. The number of days homes, townhomes and condos in Lake Zurich stayed on the market increased for both attached and detached homes. The market time for attached homes rose only slightly from 274 days in February 2012 to 278 days in February 2013, and the market time for detached homes increased by 17.6% from 210 days in February 2012 to 247 days for February 2013.
