There was an increase in the number of closed sales in attached homes for sale in Schaumburg, as the number rose from 39 closed sales in February 2012 to 41 closed sales for the month of February 2013. However, there was a decrease in the number of closed sales for detached homes, as the number fell from 20 closed sales in February 2012 to 16 closed sales for February 2013. There was also a decrease of over 50% in the number of homes for sale for both attached and detached homes. The number of attached homes for sale dropped from 370 homes in February 2012 to 178 homes in February 2013, and the number of detached homes for sale fell from 182 homes in February 2012 to 88 homes for sale in February 2013. There was also a sharp decrease in the month’s supply of inventory for homes, condos and townhomes in Schaumburg for both attached and detached homes.
The month’s supply of inventory for attached homes for February 2013 was 3.0 homes, which is a decline from February 2012’s number of 9.4 homes. The month’s supply of inventory for detached homes for February 2013 was 2.5 homes which represents a decrease from February 2012’s number of 7.4 homes. There was decrease in the number of new listings for the area, as the number for attached homes fell from 85 new listings in February 2012 to 72 new listings in February 2013, and the number of new listings for detached homes dropped from 45 new listings in February 2012 to 34 new listings for February 2013. The median sales price for homes, townhomes, and condos in Schaumburg f ell slightly, as the median sales price for attached homes dropped 1.1% from $91,000 in February 2012 to $90,000 in February 2013 and the median sales price for detached homes fell 11.9% from $233,950 for February 2012 to $206,000 for February 2013. There was improvement in the number of days homes for sale in Schaumburg remained on the market. The market time for detached homes dropped from 158 days in February 2012 to 121 days in February 2013, and the market time for attached homes fell from 182 days in February 2012 to 117 days in February 2013.
