There was an increase in the median sales price for both attached and detached homes, condos, and town homes in Schaumburg for the month of May 2013. The median sales price for attached homes rose by 3.7%, increasing from $107,500 in May 2012 to $111,5000 in May 2013, and the median sales price for detached homes rose by 25.4%, increasing from $243,250 in May 2012 to $305,000 in May 2013. The month did, however, show mixed results for the number of closed sales on homes in the area, as the number of closed sales for attached homes rose from 59 closed sales in May 2012 to 64 closed sales in May 2013, while the number of closed sales for detached home decreased from 48 closed sales in May 2012 to 37 closed sales in May 2013.

There was a drop for the month in the number of attached and detached homes for sale in Schaumburg. The number of attached homes for sale fell from 339 homes for sale in May 2012 to 157 homes for sale in May 2013, and the number of closed sales for detached homes dropped from 187 homes for sale in May 2012 to 123 homes for sale in May 2013.There were also mixed results for the number of new listings for the month, as the number of new listings for attached homes increased from 82 new listings in May 2012 to 98 new listings in May 2013, and the number of new listings for detached homes dropped from 69 new listings in May 2012 to 63 new listings in May 2013.

The month's Illinois real estate performance data did reveal a significant decrease in the month’s supply of inventory for homes, townhomes, and condos in Schaumburg. The month’s supply of inventory for attached homes dropped from 7.7 homes in May 2012 to 2.5 homes in May 2013, and the month’s supply of inventory for detached homes fell from 6.8 homes in May 2012 to 3.6 homes in May 2013. The month also revealed a dramatic improvement in the market time for both attached and detached homes sold in the area. The number of days attached homes stayed on the market in May 2013 was 80 days, which represents a 51% decline from May 2012’s figure of 165 days. While the number of days detached home remained on the market in May 2013 was 88 day, which showed a decrease of 43% from May 2012’s figures of 154 days.
