The John Herman Team is pleased to announce the July 2013’s real estate performance review results for homes in Schaumburg. The month of July 2013 showed an increase in the number of closed sales and the median sales price for homes in this community.

There was an increase in the median sales price this month for both attached and detached homes. The median sales price for attached homes rose from $103,000 in July 2012 to $115,000 in July 2013, and the median sales price for detached homes increased from $255,000 in July 2012 to $265,500 in July 2013. There was also a significant increase in the number of closed sales for both attached and detached homes. The number of closed sales for attached homes rose from 57 closed sales in July 2012 to 71 closed sales in July 2013 and the number of closed sales on detached homes increased from 37 closes sales in July 2012 to 46 closed sales in July 2013.

The Illinois real estate performance review showed an additional increase in the number of new listings for attached and detached homes. The number of new listings for attached homes rose from 89 new listings in July 2012 to 106 new listings in July 2013, and the number of new listings for detached homes rose from 61 new listings in July 2012 to 70 new listings for July 2013. The month also showed a dramatic decrease in the number of attached and detached home for sale. The number of attached homes for sale dropped from 333 homes in July 2012 to 152 homes in July 2013, and the number of detached homes for sale fell from 191 homes in July 2012 to 146 homes in July 2013.

There was some substantial improvement in the market time for homes sold in this community. The number of days attached homes remained on the market fell from 135 days in July 2012 to 91 days in July 2013, and the number of days detached homes stayed on the market fell from 117 days in July 2012 to 76 days in July 2013. The month revealed a decrease in the month’s supply of inventory for Schaumburg homes for sale. The month’s supply of inventory for attached homes fell from 7.0 homes in July 2012 to 2.3 homes in July 2013, and the month’s supply of inventory for detached homes dropped from 6.5 homes in July 2012 to 4.1 homes in July 2013.
