The number of closed sales in the area has stayed steady at 2 closed sales for the months of April 2011, April 2012, and April 2013. After seeing a significant increase in the median sales price last year, as the price rose from $335,000 in April 2011 to $472,500 in April 2012, the median sales price dropped this month to $229,000 for April 2013. This dramatic fluctuation in the median sales price is primarily caused by the low number of homes sold each month. Last year saw a decrease in the number of homes for sale in Tower Lakes, as the number of homes for sale dropped from 15 homes for sale in April 2011 to 8 homes for sale in April 2012, but this year the total remained steady with 8 homes for sale for April 2013.

There was an increase in the market time for homes, townhomes, and condos in Tower Lakes, as the number of days homes remained on the market rose from 39 days in April 2012 to 45 days in April 2013. While this represents an increase of 16.9%, it is still significantly better than April 2011’s market time of 282 days.
