Two planned residential projects in Bradenton, Florida, appear ready to be among the development ventures to be pursued under a new blueprint that will guide future land utilization and infrastructure planning in Manatee County, Sarasota Bay Real Estate said.
This pair includes the plan of local homebuilder Gulfside Homes to set up an upscale multifamily neighborhood in Bowlees Creek near the intersection of US 41 and 14th street in South Bradenton. The other half of the duo is a proposed new subdivision to be composed of single family homes in East Bradenton along Waterline Road, an area near several existing neighborhoods such as the Rye Wilderness, Greyhawk Landing, and Mill Creek. Its project proponent is Hillwood Preserve LLC, a developer based in St. Petersburg.
These two projects are awaiting final approval from the county government, a decision which is expected to be handed down this spring. Altogether these developments will add 500 new homes to the rapidly depleting inventory of available residential properties in the Manatee–Sarasota area. It was estimated that there is now only about 4 months home inventory in the area, significantly below the 6-month supply which is regarded as the point of market equilibrium wherein neither seller nor buyer has the pricing advantage.
The Gulfside Homes and Hillwood Preserve projects were announced as county planners are seeking citizens’ inputs on which development alternative to pursue for the county up to 2035. One of the options presented calls for a redevelopment and urban in-fill mainly west of Interstate 75 and south of the Manatee River. Another alternative development thrust for consideration is focusing growth in four specific zones: Port Manatee, Parrish, the U.S. 41 corridor south of Bradenton's city limits, and Lakewood Ranch.
Both proposals seek to revitalize existing neighborhoods and create economic opportunities in county areas that are already established. What the county plan is veering away from is the present trend of overbuilding suburban neighborhoods where residents are automobile-dependent in order to work, study, shop, and play. This is a situation which the younger generations want to detach themselves from, according to the Manatee development blueprint.
The planned communities of Gulfside Homes and Hillwood Preserve have a common thread with the county’s new development objectives, Sarasota Bay Real Estate noted. The 19-acre site of Gulfside Homes in Bowlees Creek, for instance, is in a South Bradenton area that needs redevelopment. Local businessmen recall that Hawks Harbor developed in their neighborhood during the early 2000s brought in significant economic boost to their community. Notably, the residences in Hawks Harbor are luxury waterfront properties listed among Bradenton and Sarasota homes for sale. Their prices range from the $700s up to over the $1million level.
The same affinity with the county’s development thrust can be said on the planned Waterline Road neighborhood of Hillwood Preserve. Its proposed site of about 79 acres for 195 single family homes is located just east of the multi-use development Lakewood Ranch where other residential neighborhoods have been thriving for years, Sarasota Bay Real Estate said. One of these is the Rye Wilderness where current home prices start in the $300s range, the full service realty firm added.
