The new Family Dollar store has opened on Brandon Blvd. Steven Silverman, the Broker at Tampa Commercial Real Estate represented the owners of the 1.2 acre restaurant property located at 509 E Brandon Blvd in Brandon. The developer group that constructed the property for Family Dollar is Hunt Real Estate Acquisitions.
The Tampa Bay Times article in June 2012 that said that the property had been cursed because so many restaurants had opened and closed at that location in recent years. Brandon Blvd, at the property location has a traffic count of over 80,000 cars per day and is one of the highest traffic count locations in Hillsborough County With 227 ft frontage on Brandon Blvd the property has excellent visibility and has beneficial access since it is a corner lot. Over 160,000 people live within 10 minutes drive time from the property. It puzzled many that a business could not survive at such a busy location. One of the issues that caused failure, according research that Silverman conducted, was that the pace of traffic that flowed past the site is too fast. Impulse customers did not stop. It was determined that whoever came to the site would be successful only if they were a destination concept. Analysis of the market revealed that there was a gap in the market for a general merchandise store in the trade area. A Family Dollar store was the perfect solution to this problem.
The existing 7,200 building shell was kept but the site and building were completely remodeled. The result is an attractive store that has high visibility and meets the needs of the community. Brandon is a bedroom community of Tampa with one of the densest populations in Hillsborough County.
