Steven Silverman, the Broker at Tampa Commercial Real Estate was the broker in the sale of the 28,674 industrial building located on US 19N in Clearwater.

Tampa Commercial Real Estate was retained by Standard Industrie, a French based manufacturer to assist them establish a presence in the USA. Standard Industrie, is a world-wide leader in the design and the manufacture of equipment to facilitate the storage, the flow and conveying of bulk material and powder products. With headquarters in France, the Buyer has facilities in Toronto, Shanghai, South Africa and Mexico. The Company is able to respond globally to their customers with technical teams who are fully qualified and trained to ensure the installation and maintenance for their customers.

The Buyer needed a US location for a distribution facility. They decided to locate in Florida not only because of the easy access to the USA markets, but also because of the proximity of Florida to South American and Caribbean markets. The sophisticated infra-structure and transportation systems that Florida offers were of prime importance to the company.
Steven Silverman, the Broker investigated the Florida industrial market for the Buyer and the Buyers made several expeditions to Florida to visit properties with Silverman.

The property on US 19 was selected because it matched the needs of the Buyer so well. The building which was built in 2004 is modern and has an excellent location with frontage of US 19. The building has a well planned office area and a large warehouse. The high ceilings, spacious warehouse with a dock high loading system will handle the needs of the large equipment that the Buyer will distribute. The clean appearance of the facility worked well with the Buyers corporate image. Silverman handled the negotiations for the Buyer.

The challenge in the acquisition process was that the Buyer was not local and unable to visit the property during the inspection process. The Buyer was confident in the competency of the Broker and relied on Silverman to handle the entire due diligence process. Silverman set up a team to handle all aspects of the process. This included setting up a local attorney, general building inspections, environmental inspection, roof inspection, AC inspection, electrical inspection etc. Silverman stayed in close contact with the Buyer during the entire process. In the middle of the investigation period, tropical storm Debbie came through Clearwater with driving winds that transported the rain horizontally. Although some inspections had already been completed, Silverman took advantage of this and used it an opportunity to revisit the property on multiple occasions in order to assess the ability of the property to withstand the extreme weather conditions.
The Buyer has formed a new US entity for the acquisition of the property. They will be creating new jobs in Tampa Bay

Working with foreign Buyers requires a different mindset and understanding. Tampa Commercial Real Estate has been very active in helping foreign firms that have an interest in the Florida market.
