According to Realtor.com from April 22, 2015, state inventories are at approximately the same level; Indianapolis market is at 4.5 months and Hamilton County is at a very low 3.2 months. For local real estate agents, inventory shortages can mean some pros and cons.
“If you’re listing an existing property today, especially in highly sought after Hamilton County, which includes four of the state’s top ranked school systems, you have less competition, eager buyers, and generally, a quick sale,” said Christy Corey of Team Fisher Century 21 Rasmussen Co., Inc. “On the other hand, when representing buyers that are uncertain of their needs, new to the area, dealing with a home of their own to sell or really anything that slows down their decision process on these quick to move homes, it might be a long summer. With all of this in mind, smart real estate agents need to extend their inventories to include the wealth of new builder subdivisions, which are now blanketing the area.”
For 2015, Team Fisher has extended their inventory, by putting their well-received builder’s tours front and center. Earlier this year, the Team and 15 of their clients embarked on a limousine tour of the Northeast Carmel and Westfield expansion areas. The group saw the new model homes, current floor plans, latest lay-out trends, and fabulous decorating ideas at the Drees Homes Rowan model in the Bridgewater Club at Westfield; the Fischer Homes Blair model in the Villages of Oak Manor, fresh off their huge success as the feature home in the Indianapolis Home Show; the Ryan Homes Courtland Gate model in Legacy of Carmel which also included a very exclusive and early sneak peek at their first Parker model in Indiana; and the Ryland Homes 3000 Greek Revival model in the Meadows at Legacy. “Our builder connections are vital to meeting the needs of some of our specific client’s demands. They are on the pulse of current trends and provide great information and assistance for interested buyers” explains Christy Corey of Team Fisher.
First quarter data for 2015 shows that new construction nationally is on the rise; HUD reports for February 2015 say 539,000 new homes sold on an annualized basis-the largest reading since early in 2008. Combined with continued strong interest rates, it does not look like they will slow down. Christine Cooley, 5/3 President Circle award winning Loan Officer, who joined the Team Fisher February tour, commented, “in the strong economic Hamilton County market, with low interest rates available and existing inventories low compared to demand, builders and creative realtors like Team Fisher keep the market moving by presenting options for eager buyers.”

During the tour’s sneak peek, the Ryan staff shared that they offer an investment purchase, with lease back option for their new models.
