REMI’s feature this week shined light on The Woodlands, Texas, a master-planned community outside of Houston, following a June 13 report in the Community Impact Newspaper which stated that thin inventory and high demand are creating a “seller’s market.”
The story in the Community Impact Newspaper explicitly named The Woodlands as a “seller’s market,” which real estate sales marketing experts define as a market containing less than a six-month supply of available housing inventory. The Woodlands, which sits about a half-hour outside of Houston, falls well within that threshold. In fact, in the last one year, the community has been limited to two months’ worth of available properties. The problem isn’t a lack of available homes. Rather, homes that are made available for sale change hands so quickly, they never make it to MLS listings. Of the nearly one thousand homes that have sold in the area since January 1, about half of them sold in less than 10 days.
REMI’s choice of The Woodlands for the Local Spotlight feature was motivated by the potential for real estate agents to do well in such a tight seller’s market. Unlike properties such as San Diego rentals on the beach, the demand for homes in The Woodlands hasn’t changed with the seasons. Moreover, the unemployment in the city is very low - only 2.9 percent, according to the Community Impact News report - which means that the number of distressed sales in the area is minimal as well. Realtors able to acquire selling rights in The Woodlands will find themselves with properties that provide quick turnaround, high commissions, and a seller satisfaction rate higher than nearly any area in the country.
