New Homebuilder Says “Buying Today Costs Less Than Renting”

Following reports from the National Association of Homebuilders that indicate a high confidence level among homebuilders as the housing market rebounds, Brian Rosen, builder of the new homes at Highrose Ridge, discusses the fact that buying a new home is more cost-effective than renting.

On May 25, Brian Rosen, builder of the new townhomes at Highrose Ridge, comments on recent reports of surging homebuilder confidence.

According to an article in The Mortgage Reports, homebuilders are confident about their sales prospects over the next two years, as construction prices are expected to rise from 2013 into 2014.

The National Association of Homebuilder’s recent Homebuilder Confidence Survey reports that “home builder homes sale expectations through Q3 2013 and Q4 2013 are at their highest point in 24 quarters.” As a result, “the combination of lifetime-low mortgage rates and rising U.S. rents have changed the Rent vs. Buy relationship in many U.S. cities.”

“The bottom line,” according to Brian Rosen, President of Rosen Property Group, a family-owned company building the new townhomes at Middletown’s Highrose Ridge, is that “We’ve arrived at a point where it costs less to buy a house than to rent one.”

The two biggest factors responsible for rising home sales, according to the article, are “low mortgage rates and availability of low down payment mortgages.”

The article reports that homebuilder confidence is up for “7 of the last 8 months, and has moved to more than double the levels of one year ago. Builders project rising sales over the next six months. It's highly likely that they'll be right.”

The author recommends to prospective buyers that “If you're buying new construction... consider moving up your time frame.”
