The residential property market is off to a lively start in Venice, Florida, this year as three new home models were unveiled early this February at the popular master-planned community of the Venetian Golf & River Club, Sarasota Bay Real Estate reported. Notably, home inventory in this neighborhood has been limited, mirroring the market situation in Venice wherein available residences were estimated at just at a five-month supply, nearly the same level as available Sarasota homes for sale.

Notably, home inventory in this neighborhood has been limited, mirroring the market situation in Venice wherein available residences were estimated at just at a five-month supply, nearly the same level as available Sarasota homes for sale.

WCI Communities, the developer of Venetian Golf & River Club, pegged the prices of its new home offerings between the $200s and the $300s. The company primarily addresses the residential needs of primary and second-home buyers as well as retirees. Besides its Venice golf community, it also has several other subdivisions in Southwest Florida, among which are the Tidewater Preserve in Bradenton and two new communities opened for sale in 2012—Hampton Park in Fort Myers and The Colony Golf & Bay Club in Bonita Springs.

Spacious residential choices

Located near the Myakka River, the 1,039-acre Venetian Golf & River Club now offers one of the largest of the WCI Communities’ classic home series—the Agostino which features three bedrooms, a den, and three baths and a half. This model likewise flaunts a great floor plan, two private guest suites, a master suite, and a formal dining room. Its total floor area is 4,009 square feet with the living area accounting for 2,725 square feet of space. Besides a two-car garage, the Agostino, with a $344,990 base price, also has a separate golf cart garage.

The second house model introduced, the Boretto, is a three-bedroom, three-bathroom home design that also features an owner's suite, a den, great room, formal dining room, kitchen with breakfast nook, two private guest suites, a two-car garage and a separate golf-cart garage. It has 2,644 square feet of living area and total floor space 3,604 square feet. The base price of the Boretto is $330,990. The interiors of this model as well as the Agostino’s were completed by Kay Green Design.

Existing home options in the $200s

The choices of residential options at the community were further widened with the introduction of a “grand villa” home in the San Remo. This new model has a total floor area of 3,034 square feet including a living area with 2,250 square feet of space. It has
three bedrooms, two and a half bathrooms, a great room, gourmet kitchen, formal dining room, additional living/flex space and a two-car garage. Offered at a base price of $255,990, this model has its interiors furnished by Builders Design of Maryland.

The Venetian Golf & River Club was developed with an 18-hole golf course and a 20,000-square-foot clubhouse with fine and casual dining facilities and hosts a calendar of social events. Also accessible to residents of the community are a fitness center and aerobics studio, spa rooms, lap pool, resort-style pool with cabana bar and a six-court tennis center. There’s 70-acre nature park in the community too featuring a river walk boardwalk and a picnic gazebo.

Existing homes at this community are priced starting from the high $100s and the low $200s. These base prices approximate the average home prices of homes sold in Venice this December 2012 which was estimated at $183,875, up nearly 15 percent from a year earlier.
