We are building a premier work destination in Maryland with an office space that is fun, creative and enjoyable

Vocus, Inc. (NASDAQ: VOCS) a leading provider of on-demand software for public relations management, announced today it has signed a 12-year lease agreement for a new headquarters location in Beltsville, Md. The new office location will provide 93,000 square feet of office space, approximately double the space of the company’s current three-building headquarters campus in Lanham, Md., just outside of Washington, DC.

“We are building a premier work destination in Maryland with an office space that is fun, creative and enjoyable,” said Rick Rudman, CEO of Vocus. “The new location will have amenities that improve the quality of life for our employees, which in turn, helps us to attract and retain the area’s top talent.”

Vocus’ new headquarters will be based on an architectural concept popularized as “new urbanization,” blending modern architecture with a small town experience, and will essentially resemble a town inside an office building. Like a real town, the new office space will include places to work as well as amenities that allow employees to eat, exercise and re-charge without having to leave the building.

The company, which launched its Software-as-a-Service (SaaS) platform in 1999, has historically gone to great lengths to create a fun office environment that at the same time fosters productivity. Existing amenities in its current space include a basketball court, an “Oasis” employee lounge with pool and ping-pong tables, two modern fitness facilities, and a 1950s-inspired “diner” as an employee cafeteria. As a result, Vocus has been recognized as a great place to work by both the Washington Business Journal and the Washingtonian Magazine.

“Our new location in Prince George’s County will enable us to continue creating a culture that provides for a good work-life balance, because that makes people more productive,” added Rudman. “This principle has been a cornerstone of our company’s track record of consistent, stable and sustainable growth.”

Vocus has assembled a very experienced project team to facilitate the development of its new headquarters. The building is being developed by First Potomac Realty, a real estate investment trust that focuses on business parks and industrial properties in Washington, DC, Maryland and Virginia. The architect for the project is OTJ, a DC based award winning multi-disciplinary design firm. UGL Equis, a global real estate advisor, acted as the broker on the project.

Vocus has averaged 35% growth over the last 10 years and has continued to hire new employees even during the recent recession. The company has been named to several lists of the fastest growing technology companies in 2009, including Forbes’ list of America’s 25 Fastest-Growing Tech Companies, the Washington Business Journal’s 50 Fastest Growing Companies, and Deloitte’s Technology Fast 500.

“I am delighted that an industry leading company such as Vocus has decided to remain in Prince George’s County where it plans to build its new corporate headquarters and continue its impressive growth and expansion,” said Kwasi Holman, president and CEO of Prince George’s County Economic Development Corp. “We partnered with the state of Maryland to provide an attractive incentive package for this outstanding company to stay here in the county to utilize our educated workforce, supportive business environment and excellent infrastructure.”

Vocus also maintains offices in College Park, Md. Herndon, Va., Ferndale, Wash., and London, England. The renovation project is expected to begin this summer and the move date is scheduled for Q1 2011.
