Miami, FL (PRWEB) July 01, 2014
Based out of the emergent South Florida area, Rio Development Resources has utilized the background and experience of its founder, Diana Rio, as an immensely valuable tool. Diana obtained a Bachelor of Architecture degree from the University of Miami, and held a significant role for over a decade as a Senior Planner at the City of Miami Beach’s Planning, Design, and Historic Preservation Department. Furthermore, she possesses an additional nine years of experience from working in prominent architectural firms in South Florida. Diana’s experience provides a unique background in the navigation of the land development process.
Rio Development Resources was conceived in an effort to satisfy the need of the general public to obtain zoning information about any property in a clear, definitive fashion. “At RDR, we believe that the overall project success greatly relies upon the decisions made at the initial stages.” In performing due diligence prior to the acquisition of land assets and obtaining the clearest zoning definitions and explanation for the uses, it is critical to examine the site’s land development regulations to assess potential risks and protect the vision of the project as it fits in the contextual environment of the site, even when the project idea is still just that, an idea without drawings or plans.
She adds, “The larger companies are able to hire attorneys to guide them through cumbersome governmental processes, while the smaller or first-time investor or realtor, has to try to decipher complicated codes, looking through several different chapters to find out if they can build something as simple as a terrace or do something as complex as a lot split”. Whatever the size, location and scope of the project, unexpected variables may require multiple approvals and permits from unfamiliar agencies. Sometimes there are illegal additions or work done to properties and RDR will guide the client by providing personal and direct assistance to resolve these zoning issues. Single family homes, low and mid volume residential and commercial clients have benefited from RDR’s broad perspective to meet specific project needs:
The Zoning Report - zoning and land use research
A thorough report exclusively tailored to the specific zoning concerns of each client, an in-depth zoning analysis of the property, identifying the zoning district, permitted and conditional uses, height, required parking, setbacks, density, and open violations.
Zoning Verification Letters
A Zoning Verification Letter is obtained from the city or municipality where the property is located and provides the specific zoning designation of the property, as established by the current LDRs, the uses allowed per current zoning ordinances, current building setback requirements, height and floor space area restrictions as set forth in that classification and whether the present use of the property is legally permitted. These letters are required by title companies for real estate transactions.
Preliminary Zoning Review
RDR provides preliminary zoning review prior to presentations to Land Use Development Boards, inclusive of Architectural, Historic and Design Review Boards, as well as Zoning Board of Adjustment and Planning Boards. Ideally, the project is reviewed from its conception, looking to maximize development while reducing the amount of possible variances.
Land Use Board Submittals + Representation
RDR provides assistance in the preparation of the required submittal packages to Land Development Boards as well as representation at hearings or supplementing the development team.
RDR, a zoning consulting firm, provides personal and direct assistance regarding current Land Development Regulations, zoning reports and due diligence research exclusively tailored to the specific zoning concerns of each client.
