Grand Plans Announced for the Historic Maplewood Hotel Site in Green Lake, Wisconsin - Past Meets the Present Following a Two-Decade Vacancy

For more than two decades, the historic Maplewood Hotel property in Green Lake, Wisconsin has been dormant. Now, Special Properties, Ltd. in Green Lake, Wisconsin is helping to transform the historic Maplewood Hotel site into an exclusive, new community that offers the last of the coveted lake views.

Developer, Green Lake Maplewood Development, LLC announced plans for a new lake view community on the site of the historic Maplewood Hotel. Special Properties, Ltd. was chosen as the exclusive listing agent and is in the process of marketing the 29 residential lots on approximately 30 acres of land overlooking Green Lake.

Maplewood History—Notable Landmark

In 1891 Proprietor Dr. Victor T. Kutchin and family opened the doors of the charming Maplewood Hotel. Located in a beautiful grove of maple trees along Lawson Drive overlooking Green Lake, the deepest inland lake in Wisconsin, the hotel was deemed a success from the beginning. Dr. Kutchin served as an amiable host during the 1920s and 1930s. As the hotel gained prominence, a second large addition to the hotel and four cottages were added on the grounds.

After decades of “a setting for vacations to remember” and as the last Green Lake resort hotel of its kind, this notable landmark closed in 1956. A parcel of land was donated to the Village of Green Lake for a park named Hattie Sherwood Park in memory of Dr. Kutchin’s wife, with the stipulation that the land be maintained as a public park and preserved as a sanctuary, safe resort, breeding and resting place for birds. Today the park remains a popular place for picnics, camping, strolls and bird watching.

In 1958 the old resort hotel was razed. The local Norton Bay Corp. bought most of the property but the Kutchins retained their home next door. In 1975 granddaughter Peggy Kutchin held an antique auction on the Maplewood grounds so she could relocate to North Carolina. Since that time, the beautiful old Maplewood property has remained vacant.

Harris & Associates, Inc. land planner for the project has designed a community that will feature fully maintained nature preserves, walking paths, open spaces and parks. The award-winning Scott Byron & Co. Inc, of Lake Bluff, Illinois has designed the landscape. Additional on-site features include a swimming pier, fishing pier, tennis courts and a pool.

David A. Metrick, vice president, Green Lake Maplewood Development, LLC reports the Wisconsin Department of Natural Resources and the Green Lake City Commission have approved plans for the project. “At least six acres of current wetland will be preserved and used as a strict conservation area. Open space is a big focus of this project and will define the project we envision.” Metrick added, “It is also our intent to maintain strict architectural control and seek owners who share the philosophy of the project, while making every effort to represent the spirit of community.”

According to Jeffrey Shadick Special Properties realtor, “Much effort has bas been put toward protecting the environment of Green Lake. The developer worked for nearly 18 months to assure proper management of storm water run-off. Both the developer and we as residents of Green Lake, are committed to preserving the wetlands, natural growth and Green Lake. Special Properties realtor Lynn Grout also noted, “Since the location is the gateway to the City of Green Lake (pop. 1,100), we want the development to be excellent. The goal is to design a neighborhood that enhances the natural beauty and value of the area. The architecture should mirror the water and farm heritage of the Green Lake community. With so few lake view sites left on Green Lake, Maplewood opens up the opportunity for people to own a part of it.”

Approximately 2.5 hours from Chicago’s north suburbs, Green Lake sites sell from $250,000.00 to $425,000.00. Several lots have sold or are under contract at this time.
