Churchill Downs in Spanish Fort has managed to do what many developments are struggling with these days. The units are selling. The price point ($129,900 - $149,900) and features of this 2-3 bedroom community have become the hottest properties around and keep broker associate Michelle Beckham busy. "My phone has been ringing nonstop with people interested in seeing the homes," she says. While they just began selling the homes in late-August, 16 of 18 existing homes are sold, with more than a dozen under construction (to be completed early 2008).

"It's an innovative solution the developers & I conceived in the Fall of 2006 - why have duplex homes back-to-back when you can create a comfortable separation with the garage & driveway instead of a shared wall." Each unit does have its own driveway and Garage - a very appealing new design in duplex condomiums, the only shared wall is in the garage. The homes are equipped with upscale features and are pre-wired for security. They begin at just under 1200 sq. feet and go up to around 1400 sq. feet. Homes being built right now will include refrigerators, garage door openers, blinds and smooth ceilings with each home. This unique duplex style is not currently being done in this immediate area. According to Beckham, her home buyers have been from a variety of backgrounds from the new college graduate just getting into the working world to retirees wanting to downsize. "They find the price, size and location to be a great deal."

Beckham adds that most buyers stop in their tracks when they hear about the homeowner dues. The cost is only $84-$90 per month and includes lawn maintenance, homeowners insurance, and termite contract as well as common area maintenance. "This is ground-breaking, the combination of a very nice home in the $130,00 price-range that also has a yard, but no yard work - people do a double-take when I tell them it's all included!"

While Baldwin County has long been known as a great spot for commuters to Mobile and Pensacola, this neighborhood also boasts a low-cost alternative to many of the surrounding higher priced developments in Malbis and Fairhope. The commute to downtown Mobile is 20 minutes, the drive to Pensacola is 30 minutes and the Eastern Shore Center Mall (Malbis Mall) is just minutes away. The area is very close to the I-10 therefore making those commute minutes easy driving.
