University Support Services Leases 50,000 SF at Metropolitan Realty Associates' Sunrise Business Center in Great River, NY

University Support Services, the U.S. support agency of St. George's University in Grenada, leases space in Metropolitan Realty Associate's Sunrise Business Center in Great River, Long Island.

Overcoming challenging conditions in the Long Island office leasing market, Metropolitan Realty Associates (MRA) continues to demonstrate its ability to make deals and has signed the first tenant for its recently completed office building at the Sunrise Business Center office complex in Great River.

University Support Services LLC (USS), currently in Bay Shore, signed a 13-year lease for 50,000 square feet, where it intends to locate 180 employees, beginning in the fourth quarter of 2010. USS is the North American correspondent for St. George’s University on the Caribbean island of Grenada. St. George’s, which has about 5,400 enrolled students studying medicine, veterinary medicine, graduate studies and arts and sciences, was established in 1974.

“This lease represents another significant Long Island business taking advantage of the tremendous economic incentives provided by the Town of Islip Industrial Development Agency, the building’s new construction and numerous amenities provided at the property,” said Joseph Farkas, MRA president.

The Sunrise Business Center recently named the top redevelopment project of 2009 by Long Island Business News, is comprised of three buildings totaling 388,500 square feet, at 3500 Sunrise Hwy., at the intersection of Connetquot Avenue.

Since its acquisition of the property in 2006, MRA has spent millions of dollars in upgrades and renovations and last year completed construction of the 300 Building.

The location of the Sunrise Business Center and the complex’s amenities were key factors in USS’ selection for its new offices, Charles Adams, executive vice president and general counsel, said. “It’s ideally located for our business. The move will not cause any relocation hardships for our employees,” he added, noting that Sunrise Business Center is just 6.5 miles from USS’ current offices.

Moreover, Adams said, “It has excellent access and excellent amenities.” In particular, he cited the complex’s on-site café and conference center and the ability to configure the space to fit the needs of USS’ staff.

Adams said the move was necessary, because “USS has outgrown our current facilities and we required more professional space in line with the image of St. George’s campus.”

“The Sunrise Business Center was an ideal solution for USS in terms of location, amenities, economics and the ability to design their own space for their current and future needs,” said Eric Launer, a principal in the Melville office of Newmark Knight Frank, who along with NKF director Dan Oliver, represented the tenant. Eric Englander, a vice president of MRA, and CB Richard Ellis, its exclusive leasing agent, represented the landlord.

Among other tenants at the complex are Motorola, Netsmart Technologies, T-Mobile, Verizon, Metro Door, Aetna Life Insurance Co., A-C Tel, Hearst Business Media, Lessings Inc., Citizen’s Bank, Schoenfeld Securities, Giambalvo, Giammarese & Stalzer, CPAs, P.C., and the Suffolk County Department of Social Services Medicaid Division.

Along with its economic competitiveness, the Sunrise Business Center provides tenants with such amenities as WiFi throughout the building, a beautiful full-service cafe and a conference center that can accommodate up to 300 people. The building also offers concierge and security services, onsite management, 24/7 access, access to various telecommunications and Internet service providers and abundant parking.
