Reliable Renters™ (ReliableRenters.net) is a new membership program that benefits and rewards both landlords and tenants. Landlords and property managers can earn extra income while tenants can build good rental history, earn a certificate, and ensure the return of their security deposit. The cost of membership is low, but the payoff is big for both tenants and landlords.

Members of Reliable Renters can take advantage of easy-to-use, custom online tools that enable them to store date-stamped files documenting the condition of their rental property. A private, online portfolio space lets members upload, store, and share property photos, move-in checklists and other lease documents. Date-stamped evidence stored remotely can help protect the member against false damage claims or unauthorized document alteration, and if the member’s hard drive crashes, important files related to their rental are safely stored and backed up online.

Good tenants can apply for and earn The Reliable Renters Certificate, a document which verifies rental payment history for up to four consecutive residences. The certificate can be especially valuable to a tenant who needs to move frequently, but who is disadvantaged by a bad credit report due to previous bankruptcy or foreclosure—common reasons for renting in the first place. Although some property managers now collect rent payment data that is reflected in their tenants’ credit reports, most tenants’ rental history is not available. Reliable Renters’ administrators verify a tenant’s payment history either by contacting the landlord or property manager directly, or by checking bank statements and other records.

Victoria Oldham, co-creator of Reliable Renters, comments: “It’s typical to have tension between landlords and tenants. Landlords who have had their property damaged by past tenants are especially tainted—and for good reason. Responsible, conscientious tenants should be rewarded, but often they inherit the mistrust created by a previous bad tenant. The landlord can earn more income by selling the Reliable Renters membership program to the tenant, and the tenant commits to maintaining the property in its original condition. Tenants who earn the Reliable Renters Certificate are further motivated to honor the lease agreement because the goal is to document good rental history for the long term.”

In addition to certification and storage of date-stamped files, Reliable Renters invitation feature makes it possible for the member to invite a guest by email to privately view date-stamped files in the member’s portfolio. The guest can log on and view but not change the member’s photos and documents.
