Sean Sullivan reports that three short years ago developers shelved a dozen commercial & residential high rise projects downtown to wait for better times. Better times took an earlier flight and arrived 2 years ahead of the most optimistic estimates with several prominent projects preparing to break ground.

Sullivan states that at 201 Folsom, developer Tishman Speyer is preparing to break ground this spring on the 669 unit high rise which is part of the Infinity development. Around the same time a commercial tower at 222 Second Street at Howard will also commence construction. This tower is planned to be 350 feet tall with 26 stories and is about 5 blocks from their last project at 555 Mission. This new commercial project will have 2 levels of underground parking and will boast publicly accessible open space. Local firm Heller Manus is spearheading the project along with New York-based Thomas Phifer and Partners, and is designed to be eligible for a LEED Gold rating. A penthouse property located a 631 Folsom near Second Street is listed for $3.2M.

According to Sullivan, site work has begun on Fremont & Harrison Street for an approved 41 story residential tower across the street from the just completed low-rise Rincon Green rental complex designed by David Baker. This is across the street from Two Rincon Hill, now rising into the sky to an eventual 50 stories. Sullivan quips, “Now would be a good time to invest in a crane company.”
