Featured in a recent news story in The Miami Herald, Tere Blanca’s journey to her small realty practice, what some might call “boutique” realty, has been rewarding, albeit not without its share of risks. Blanca started out as a manager for Cushman and Wakefield’s South Florida offices. At the peak of the recession, Blanca left the firm and started her current business, concentrating on leasing offices and commercial real estate. In a real estate-heavy market like Miami, Blanca has not only avoided being muscled out by bigger firms, she’s done exceedingly well.

Last year, the group’s transactions totaled upwards of $240 million. Blanca says she doesn’t miss the greater resources and purchase power that bigger firms have. “That appeals to some clients,” she said, “but we have found that many users and owners of real estate want to know that their brokerage team has a deep bench, is experienced, knows the market, has access, is professional and delivers results.”

The lessons for other realtors, particularly small-practice realtors, are that smaller realty firms have some key assets that can help them compete. The biggest of those assets is the intimate level of knowledge across the staff. For instance, a firm manager who knows each of her staff’s personalities, strengths and weaknesses can target their efforts more effectively. Clients who want results will appreciate efficiency and professionalism more than any big-firm amenities or perks. For firms like Blanca’s who can deliver results with every contract, this is the best real estate branding possible.
