A Canada-based homebuilder, Minto Communities, has the handle on residential property development in the island, Sarasota Bay Real Estate said. This January, this company which has developed a string of communities from Ottawa to Toronto and south toward Florida launched the second phase of Mangrove Walk in its Harbour Isle development in Perico Island. Highlighting the launch was the market release of 36 island-style coach homes developed in 12 residential structures. More units will be developed throughout the year, according to Minto Communities vice president William Bullock.

Market demand brisk

Mangrove Walk’s first phase which cradles a one-mile long lake is composed of 32 buildings having a total 96 residences. The neighborhood is nestled within a mangrove preserve and its amenities include a community pool with cabanas, outdoor fire pit, and kayak launch. A beach club along the Anna Maria Sound coastline is also being planned in addition to a marina to be located at the community’s entrance. The development also incorporates a guardhouse and an observation tower.

There are only a few available homes remaining in Mangrove Walk Phase I, Bullock said. The Phase II release was needed to cope with the brisk market demand, he added.

The Mangrove Walk homes come in choices of six floor plans ranging from 1,621 to 2,960 square feet. These residences are the epitome of a resort island-style living with their Southern coastal architectural design. Home prices in this community start in the $370s.

Quaint wildlife inhabits the lush vegetation of the island and marine line is abundant near and offshore.

A good number of properties at the Flamingo Cay neighborhood in the island are currently listed among Bradenton homes for sale. These available residences have floor areas of 1,400-plus square feet with two to three bedrooms and prices in the low $200s up to the $300s.

More sales-listed homes can be found at the 10-neighborhood, amenity-rich Perico Bay Club.
