In April 2012, 478 homes in Anne Arundel County were sold – a 12% increase over April 2011, and an even more substantial 23% increase over March, 2012. Single Family Homes led the way with 357 selling at an average price of $374,000, which was more than 10% compared to the same time a year ago. Condo/Townhome/Duplex sales were also brisk, with 121 selling at an average price of $255,555 – roughly on par with 2011 levels.    

“Single family homes are in high demand as prices seem to have stabilized,” commented Laura Roskelly, Realtor and Accredited Staging Professional of The Fort Meade Homes Team. “Compared to a year earlier, we had 15% more new market listings, and 26% more homes under contract. Demand is way up and inventory is dwindling, which is why prices are stabilizing and even increasing.”

Roskelly also noted that the average days on market dipped 2% in April; a number that at first glance may seem on the low side, but is largely due to the excess inventory that has now all but dried up. “Our team listings are selling in 30 days or less in most cases, and several are getting multiple offers in mere days – especially in the Odenton community of Piney Orchard, where real estate demand is scorching,” stated Roskelly, who also pointed out that April’s 39 foreclosures and 43 short sales in Anne Arundel County were significantly lower than the national average, which is a further illustration of the area’s strong demand for homes, and quickly shrinking inventory.
