John Herman Team Announces July 2013’s Real Estate Performance Review for Barrington

This month’s performance review data shows that there was an improvement in the number of closed sales and the median sales price for homes sold in this community.
The number of closed sales on attached homes improved dramatically, as the number doubled this month compared to July 2012’s figure. The number of closed sales rose from 3 closed sales for July 2012 to 6 closed sales for July 2013. The number of closed sales for detached homes also improved increasing by 31%, as the total jumped from 22 closed sale in July 2012 to 29 closed sale in July 2013. The median sales price also rose significantly for attached homes sold, as it increased from $85,000 in July 2012 to $154,950 in July 2013. The median sales price for detached homes increased by more than $75,000, as the median sales price rose from $337,500 in July 2012 to $415,000 in July 2013.
The July 2013 Illinois real estate review also revealed a decrease in the number of homes for sale and the number of new listings for homes in Barrington. The number of attached homes for sale in July 2013 was 16 homes, which is down from 28 homes for sale in July 2012. The number of detached homes for sale in July 2013 was 125 homes, which represents a decline of 44 homes from July 2012’s figure of 169 homes for sale. The number of new listings for attached homes for July 2013 was 5 new listings, which is a 16.7% declines over June 2012’s figure of 6 new listings, and the number of new listings for detached homes in July 2013 was 42, which shows a decrease of 12.5% from July 2012’s figure of 48 new listings.
The month’s supply of inventory for attached Barrington homes for sale saw a fairly large drop, as the number fell from 10.5 home in July 2012 to 4.2 homes in July 2013.
The month’s supply of inventory for detached homes also fell dropping from 10.1 homes in July 2012 to 5.5 homes in July 2013. There was a significant improvement in the market time for both attached and detached homes. The number of days attached homes were on the market went from 194 days in July 2012 to 45 days for July 2013, and the market time for detached homes dropped from 81 days on the market in July 2012 to 60 days in July 2013.
