The Buyers were unfamiliar with the area and relied on Tampa Commercial Real Estate to analyze the market, explain it to them and then find a property that would meet the clients specialized criteria. The clients made several trips to Tampa Bay to learn the area. The additional challenge was to find a facility that had an existing pool which was large enough to accommodate the clients rehabilitation system. After concentrated search over a period of one year, Silverman was able to locate a 6,000 sf facility in Sarasota with an in-ground indoor pool. Negotiations for the lease were difficult but a deal was finally inked that will allow White Sands Physical Therapy and Aquatics to have a cost structure that will within which they can build a profitable business. Extensive renovations were made to the existing pool to comply with techniques used by White Sands Physical Therapy and Aquatics. White Sands also makes extensive use of computerized traction tables and therapies designed to solve most disc pathologies
