Mondial New-construction Condominiums In Downtown Chicago Offer High-End Finishes, Low Prices

Mondial new-construction condominiums in downtown Chicago appeal to buyers with contemporary high-quality finishes, a central location and new low pricing.

A new round of price cuts aims to further boost sales at Mondial, which features new-construction condominiums in downtown Chicago. The 141-unit building is located at 910 W. Huron St., in the River West neighborhood.

Last summer, price reductions ranging from 20 to 30 percent resulted in more than two-dozen sales at Mondial, according to Michael Golden, co-founder of @properties, the exclusive broker for the development. Golden says the latest price adjustment, which is in the 5 to 10 percent range, positions Mondial for first-time buyers despite the fact that the building offers high-end finishes, unobstructed skyline views and a central location less than five minutes from Chicago’s Loop, River North, Bucktown and many other popular North Side destinations.

“Mondial was conceived as a move-up building, but current demand is concentrated in the entry-level and luxury markets,” says Golden. “To generate sustained momentum at Mondial, we have little choice but to offer these units at entry-level prices, even though the quality of the building is a notch or two above any other entry-level building out there.”

With the new pricing, Mondial now has one-bedroom, one-bath new-construction condominiums in downtown Chicago starting at $179,900. Large one-bedroom-plus-den condos with 917 to 1,019 square feet are priced from $259,900. Select two-bedroom, two-bath floor plans start at $325,900. Three-bedroom floor plans with 1,637 square feet are priced from $459,900, and several large terrace units are still available. Indoor parking is available for only $9,000 per space. Mortgage financing programs are available through the preferred lender, Wells Fargo Home Mortgage.

High-end finishes at Mondial include Avanti kitchens with Italian wenge wood cabinetry, KitchenAid stainless steel appliances, granite countertops and Grohe faucets. Master baths feature marble tile and countertops, Italian cabinetry, Toto toilets and Grohe fixtures. Living areas have site-finished hardwood floors, floor-to-ceiling windows and ceiling heights ranging from 9’4” to 12’. The building also has a landscaped park area, roof deck and four-pipe heating and cooling system for year-round individual temperature control.

Another distinguishing feature is Mondial’s central location for new-construction condominiums in downtown Chicago. The building is walking distance from a number of nearby amenities such as dry cleaners, a CVS pharmacy and a new Jewel/Osco, and offers easy access to a variety of surrounding neighborhoods including Bucktown, Wicker Park, Lincoln Park, River North, the Gold Coast, Old Town, the West Loop and the Loop.

“River West is a niche neighborhood where supply is limited and that keeps demand high. It’s a great location not only because of what’s right here, but also because of the accessibility to everything the city has to offer,” says Genna Hill, an @properties broker and sales director for Mondial.

“You can shoot up or down Halsted and be in Lincoln Park or the West Loop in five minutes. Milwaukee Avenue takes you up to Bucktown/Wicker Park or down to the Loop. And Chicago Avenue gives you easy access to River North, the Gold Coast and the lakefront. Plus, you’re a block from the Blue Line for trips to the Loop or O’Hare, and you’re a block from the Kennedy on-ramp at Ogden. It’s the most convenient location in the city without the congestion,” says Hill.

The neighborhood features a variety of coffee shops, popular restaurants such as Piccolo Sogno and La Scarola, and some of the city’s most unique nightlife including the Matchbox, Twisted Spoke, DeLux Sports Bar and D’Agostino’s Pizza and Pub. Mondial is also a 15-minute walk to the East Bank Club and the 600 West Chicago building, home to Groupon headquarters, David Barton Gym, Japonais and the Motel Bar.

Mondial’s International-style architecture is emphasized in the building’s horizontal lines, glass-enclosed lobby with 16’ ceilings, and two glass-backed elevators that offer passengers dramatic views of the surrounding neighborhood and city skyline.
