There was an increase of more than 10% in the median sales price for detached homes for sale in Deer Park, as this figure rose from $402,500 in February 2012 to $444,500 in February 2013.
The median sales price for attached homes for February 2013 was $425,000. There were no closed sales in February 2012 to compare this price to, but it does represent a decrease from the February 2011’s median sales price of $522,500. After seeing no closed sales for attached homes in February 2012, there was an improvement in February 2013 as the number rose to 2 closed sales. The number of closed sales for detached home remained steady at 2 closed sales for the second straight year. There were mixed results in the number of homes. condos, and townhomes in Deer Park for sale.
The number of attached homes for sale decreased dramatically from 8 homes in February 2012 to 1 home in February 2013. Whereas the number of detached homes for sale improved slightly, rising from 12 homes in February 2012 to 13 homes in February 2013. There was also an improvement in the number of new listings for the area, as February 2012 saw no new listing for attached or detached homes, but in February 2013 there was 1 new listing for attached homes and 4 new listings for detached homes in the area. There was a decrease in the month’s supply of inventory for both attached and detached Deer Park homes, as the month’s supply of inventory for attached homes fell from 6.7 homes in February 2012 to 0.7 homes in February 2013, and the month’s supply of inventory for detached homes dropped from 6 homes in February 2012 to 5.2 homes in February 2013.
The market time for attached homes was 50 days for February 2013. While there is no figure from February 2012 to compare this statistic with, it does show a significant improvement over February 2011’s figure of 177 days. The market time for detached homes remained steady at 81 days for both February 2012 and February 2013.
