The Atlanta-based developer said that the declining home inventory and recent increases in sales and prices of homes in Sarasota has encouraged it to join the major players in the real estate industry in the area. The company is banking on its more than 20 years of experience in the business as it explores opportunities in Sarasota. For over a decade, Ashton Woods has already been active in Tampa and Orlando where it sold a total of 480 homes in those markets last year.
The Whitaker Park project of Ashton Woods is located at Richardson Road just north of the popular Sam’s Club membership-only retail chain off North Cattlemen Road. Exit 210 of Interstate 75 at Fruitville Road is just a short distance southeast of the property which encompasses 18 acres that the developer purchased for $3.35 million or at nearly $181,000 per acre.
The Atlanta developer is planning to build 91 single family homes in its Whitaker Park property. These offerings will have floor areas measuring between 1,700 square feet and 3,000 square feet, featuring three up to five bedrooms. These planned residences are expected to compete among Sarasota homes for sale with base prices in the $200s and the $400s. Ashton Woods has scheduled construction of two model homes this spring.

Ashton Woods couldn’t have picked a better location for its first Sarasota home development venture. Business and commercial establishments, besides Sam’s Club, are near this property, among which are the retail centers of Merchant Pointe, Northeast Plaza, and Colonial Village. The asking prices for these sales-listed residences typically start at the low $100s up to the low $200s for two- to four-bedroom homes with floor areas of between 1,500-plus square feet and 2,200 square feet.
