The newest Aussies Home Loans questionnaire revealed the top 3 “killer features” that home buyers look for when they buy property. A report, published by Courier Mail on 5 October 2013, revealed that the top 3 on this year’s list are: good neighbourhood, modern kitchen and a garage.
“The truth is that you can only attract more buyers for your property for sale if you make it ‘easy to buy’ and not by having ‘killer features’,” Mr. Otton pointed out in a recent interview.
“Each person has their own “likes and dislikes” when picking out a house to live in. That’s why even if you renovate your house based on these results, you won’t have any guarantee if the people who’ll buy your property will keep them,” he said.
“Making a house ‘easy to buy,’ on the other hand, simply means changing the payment terms on the real estate, so that anyone will have the chance to buy it, even if they don’t have enough money for a large deposit or they can’t get a new home loan from the banks,” Mr. Otton explained.
Mr. Otton added that a great example of an “easy to buy” strategy is the “instalment contract.” He discussed that with this process buyers don’t have to pay the seller the whole amount of the property for sale in one payment, but they have to pay a little more for the property in exchange for the added time they get to finish the payments.
“It’s really not about the house and the amenities it has that will ultimately convince people to buy property, but the terms on how people are going to pay for it,” Mr. Otton said.
