The number of property for sale around Australia is outnumbered by the volume of people looking to buy a property and this is why buyers have become more and more competitive against each other in the last couple of years.

“The secret to successful house hunting is creating flexible terms which are beneficial for both the buyer and seller and not advertising gimmicks,” shared Rick Otton, the author of the best-selling finance book, How To Buy A House For A Dollar.

David and Louise Butler from Sydney told The Daily Telegraph on 17 October 2013 that they have hand-delivered over 1,000 letters to different people in their search of a three-bedroom house at an “entry level” price.

They revealed in the article that the competitive nature of open houses pushed them to take a creative approach with their house hunting.

“The number of property for sale around Australia is outnumbered by the volume of people looking to buy a property whether it be for residential or investment purposes, and this is why buyers have become more and more competitive against each other in the last couple of years,” Mr. Otton said in a recent interview for his Newcastle property event.

“Home buyers who are being edged out in the competition by property investors could use creative strategies, like deposit builder, as a way to convince sellers that they are the perfect buyer for the real estate for sale,” he recommended.

“Rather than going with the traditional process of asking the seller for a discount on the property, creative buyers can offer to buy the property for sale at a higher price,” Mr. Otton said.

“This is because sellers decide to part with their property for a reason and, more often than not, it’s to pay for old debts or get the cash now for their retirement. So when you offer them more money to help them reach that goal, sellers wouldn’t have a hard time choosing you as the perfect buyer for their house,” he discussed.

Mr. Otton also explained that buyers get to benefit from this kind of deal through getting more time to make payments to the seller, instead of paying for the whole price of the house at once.
