One of the more common self-directed investments involves having a self-directed IRA act as a private lender to third parties, thus allowing the IRA to play the role of a bank. Today’s more stringent lending requirements by traditional institutions are making private lending a preferred investment tool used by savvy investors.

In private lending transactions, the IRA plays the provides loans for mortgages and trust deeds, secured and unsecured notes, and even for things such as judgments and structured settlements. “Private lending investments have the potential to increase the wealth of retirement accounts on a tax-free or tax-deferred basis—through earnings on interest rates and repayment terms of these loans,” says Jack Callahan, Managing Partner of Advanta IRA Services.

Private lending through a self-directed IRA offers benefits for both the lender (IRA) and borrower. “The IRA provides a loan to the borrower much faster and with better terms than banks or mortgage loan companies. The IRA owner controls the terms of the loan and can offer secured or unsecured loans,” says Callahan. Secured loans are backed by collateral to protect from default. Unsecured loans are offered at higher interest rates in lieu of collateral.
