It’s more than location in today’s market; it’s about the value added potential.
Cole Bay, St. Maarten, Dutch Caribbean (PRWEB) December 20, 2013
Century 21 Island Realty has noted marked improvement in the real estate sales on St Maarten/St. Martin in 2013.
After a slowdown in the years after the financial crisis of 2008, people are again buying investment properties in the Caribbean, in particular on the half Dutch, half French island of St. Maarten/St. Martin, says Century 21 Island Realty Head Broker Ritika Asrani.
The property prices on the island as well as sister Dutch islands of Saba and St. Eustatius had not been drastically affected by the global economic slowdown. “These are islands where land is precious. The geographically location of the islands are also a great asset – they are close enough to the continental United States to make them excellent vacationing or retirement spots.”
Asrani says buyers are seeking investment properties again. This is a direct result of people starting to travel more once again.
“Our buyers are not only looking purely at investment potential in villas and condos. They are also looking to see the amenities located close to any property they want to purchase. It’s more than location in today’s market; it’s about the value added potential,” Asrani says.
A investment worthy choice is Villa Dolfijn, a three-bedroom, two bathroom property, exclusively listed with Century 21 Island Realty. It is suitable for a long term living or seasonal rental to generate income.
Old world charm in a new construction is found in The Lighthouse, one of St. Maarten's exclusive addresses and is only listed with Century 21 Island Realty.
People are also looking into business opportunities in the Caribbean. Century 21 Island Realty does list businesses for sale. “Buyers are sometimes looking for a whole package – a place to live and a business that can facilitate a life in the Caribbean.”
Asrani says Century 21 Island Realty agents are continuous challenged by buyers looking for the best investment for their capital. “We are happy to have been kept on our toes in 2013 and look forward to the real estate market improving further in the coming year.”
