The Mortgage Advice Bureau (MAB) found in a recent survey that only 1 in 4 mortgage applicants in the U.K. can afford to pay a 5 percent deposit; suggesting THEIR IS A demand for 95 percent mortgages, (the Mortgage Introducer reported on 16 December 2013).
The study added that the average income of mortgage seekers is at £32,313; yet only 32 percent of new mortgage seekers can buy a property for sale without the help of government subsidy or family and friends.
“People think that getting a new mortgage or saving up cash for a deposit is the hardest part of buying houses for sale, but paying out the entire value of the mortgage is actually harder. When you total all the costs, including the interest rates, you actually end up paying more than the original purchase value of the property. Not to mention, 95 per cent loans make you vulnerable if the market suddenly turns.” according to Rick Otton, the pioneering mind behind creative real estate strategies, in a recent interview for his Free Report.
“Rather than look for a high risk mortgage or asking your family and friends for some extra cash to get your foot on the rung of the UK property ladder, you can use creative strategies to buy a home,” he shared.
Mr. Otton then explained that buying property using creative strategies is a better alternative than applying for a 95 percent mortgage, because it doesn’t require the buyer to save up a large amount of cash for deposit or apply for high-risk mortgages that could easily place you in negative equity should the market turn unexpectedly.
“Even with the reduced price, Britains will still need to get their hands on cash for a 95 percent mortgage, but with creative strategies, buyers and sellers don’t only depend on cash to strike a deal. you can apply sweat equity and or a percentage of your monthly rent towards purchasing your property for sale,” Mr. Otton said.
