“High prices would be a problem for home buyers under traditional processes, but with the help of creative real estate techniques anyone can create a bargain deal for the house they want to buy,” commented Rick Otton, author of “How To Buy A House For A Dollar,” about the recent increase of house prices in Australia.
House prices in Sydney grew an average of 5.6 per cent over the past 12 months, according to new data, and experts attribute this rise with low interest rates implemented by the Federal Reserve Bank.
Mr. Otton said in a recent episode of Creative Real Estate iTunes podcast that, despite the high prices of real estate, home buyers in Sydney could still get great value out of their deals if they know how to properly negotiate with sellers.
“Buyers would traditionally have to deal with a real estate agent to negotiate a price with the seller, but this is not the most efficient way to guarantee beneficial terms for both parties,” Mr. Otton said.
“Buyer should, instead, focus on finding out the reasons behind why the seller is selling their house,” Mr. Otton shared. “Sellers are letting go of their property to solve a problem, and most of the time they consider offers based on how it can benefit them even if they don’t really understand the process behind it,” he explained.
“Another common mistake that buyers commit in negotiations is that they always try to bring the price down,” according to Mr. Otton. “An alternative solution for this is to give the seller the price they want, but ask them if they are willing to be flexible with the time period for payments that you are going to make,” he shared.
Mr. Otton said to his listeners that, “It’s not really about the price but how you pay the price where the profits are,” and that Sydneysiders should be more open in using creative real estate strategies for their property transactions because it guarantees benefits for both the buyer and seller.
