Unit rental rates in Sydney jumped 2.2 per cent in the past twelve months with another 1.1 per cent growth in the last quarter, according to new real estate data, and experts claim that this is forcing many people to rent out cheaper Sydney property.
Mr. Otton revealed that although many renters of Sydney property are eager to move into a more comfortable dwelling, but they are forced to stay in cheap units because “they have no idea where to get the funding to buy a house.”
“The global financial crisis has forced the major banks in the country to become more selective in approving loans because they have less money to lend to the public,” according to Mr. Otton. “But even if new loans are not going out this doesn’t mean that you can’t find and use old loans,” he added.
“People have to realize that the financing is already there, and the difference between the old world and new world is that anybody could pay somebody else’s loan if you just use the right forms,” Mr. Otton shared in an informative Creative Real Estate iTunes podcast.
“In this economy, everybody wants to move away from their debt and into stable income streams; that’s why any buyer interested to get into a house could get funding easily if they are willing to pay existing loans,” he said.
Mr. Otton also explained in the podcast that it would also be beneficial for buyers to babysit loans for other people because it wouldn’t turn up in their credit report.
“Remember that it’s only the person who applied for the credit that has to fill out the forms and take the liability. Everybody else becomes the servicing agent of the debt,” he shared.
