New Rick Otton Podcast Reveals Art of Real Estate Negotiation During Podcast
(PRWEB) September 04, 2013 -- When it comes to successfully negotiating property transactions, it’s both an art and a science, reveals real estate millionaire, Rick Otton. In his latest Creative Real Estate Podcast, Mr Otton has shared his secrets to developing effective relationships with clients over time.
“Working with people is an acquired skill you learn over years,” he explained.
“During the first encounter, when people come and look at a house you’re buying or selling, they’re usually a little bit starry eyed. They don’t know where to go and what to do. I’ve always found it works better if I can build rapport by asking nice open questions to find out what they’re trying to achieve, but without setting up any false expectations.”
Unique property investment strategies
For the past two decades, Mr Otton has coached more than 35,000 property investors around the world on his ‘no-money-down’ investment strategies, which do not require people to have banking finance, a deposit, stamp duty or even any real estate experience.
His book, ‘How to Buy a House for a Dollar’, has been voted as one of the top 10 finance books in 2013 by Dymocks bookstores and Money Magazine.
Mr Otton told podcast listeners that in order to get clients into their comfort zones and earn their trust, relationships had to be built slowly over time – with their permission. He also warned students to exercise patience and flexibility in each situation.
“The dynamics will change depending on each situation, and as you discover more and more information about the client,” he said.
“I mean, somebody might say to me, ‘I owe $380,000 on the house’. Then you might find out in due course it’s four payments behind, so it’s actually $395,000 and the payments are 90 days in arrears. So you’ve got to move it from arrears interest to default interest.”
The real estate educator also urged students to master the skill of asking good questions in the right way.
“At the end of the day, you’ve got to put your strategy toolset together. You’ve got to make sure you’ve got all the bits and pieces in the right place,” he said.
