Sydney property prices are steadily rising, and an article from Domain.com.au published on 7 September 2013 tells investors that they could utilize this for capital growth if their properties are constructed in areas with high land value.
Mr. Otton, however, disagrees with this opinion stating that “the recommendation is based on an old methodology which has become obsolete,” especially in the economic setup after the global financial crisis of 2008.
He clarified in one of his recent interviews that he is not labelling capital growth as “bad,” but he just wants people to question if it is still right for the systems in place now.
Mr. Otton, then, proposed that “instead of waiting for your cash later you can get your cash now with positive cash flow,” and that this is better because “you can choose and make your decisions now based on the money coming in.”
“Unlike with the old process that tells you to search for high value lands, getting positive cash flow with property is easier because you can generate it anywhere. What’s important is how you buy the Sydney real estate instead of what you buy,” he said.
“How you buy a Sydney property is an important process for creative strategies, and this means buying without getting house loans, paying stamp duty, or paying the 20 percent deposit,” Mr. Otton explained.
Mr. Otton shared that in dodging these processes investors can now design and position property deals which can give him and the seller cash now and not later.
