When Rita and Tim Mathis were looking for a vacation home in the Catskill Mountains in Upstate New York, finding a home that did not require much maintenance was very important to them. "People are looking for a care-free experience, and communities like Roxbury Run Village offer shared amenities along with taking care of snow removal, lawn mowing, and even roof replacement," he added. "It gives residents extra time to enjoy their homes and this area."
Wedemeyer said that Roxbury Run Village is the only townhouse community in the Central Catskills. The community was developed in the 1970s and consists of 120 units in 12 clusters with acres and acres of open lawns and woods. At its center is is a gated Olympic-size swimming pool with a large sun deck and tennis courts. A clubhouse is available homeowner use. With maintenance fees that are often less than $400 per month and only 2.5 hours from the New York City metropolitan area, Wedemeyer said the community is a very affordable and accessible alternative to traditional homes.
Homes in the development are very affordable said Wedemeyer. Among those listed by his agency includes a three-bedroom, two-bath unit of 1216 square feet that is currently listed for $109,000. According to listing agent Joan Roberts, there is an abundance of natural light and openness that is accentuated by the vaulted ceilings.
Another townhouse includes a 1400 square-foot listing with three bedrooms and two full baths. Featuring a private deck, the townhouse is described by listing agent Stacy Keck-Colliton as having a floor to ceiling fireplace, vaulted ceilings, and high-efficient electric heat. The property is listed for $119,000.
There is more to Roxbury Run Village, according to Wedemeyer, than townhouses: there are a few "stand-alone" homes in the community as well. One example is a listing with two homes--one with three bedrooms and a two-bedroom home--on two deeded land parcels to be sold together. Described by listing agent John Tufillaro as "perfect for a family or friend compound", the homes feature stone fireplaces, wood floors, and three-plus acres of land. Membership in the Roxbury Run Village community is included. It is currently listed for $374,000.
"We love living in this community," said Mathis, "and we encourage our downstate friends to consider this alternative to a typical country home."
