As 2013 drew to a close, real estate investing analysts in the UK were speculating on the rise and fall of mortgages, interest rates and house prices. An end-of-year property round up article in The Telegeraph had experts suggesting that the UK Government’s Help to Buy scheme will ease the pressure on first-time home owners, but that mortgage rates will inevitably rise.
In the same report, it is said that landlords in Britain are expected to experience a strong rental market as house prices rise in the long term, with buy-to-let yields also on the increase.
Mr. Otton, who regularly runs intensive ultimate wealth summits around the world, including an annual three-day bootcamp in the UK, believes that the housing market will continue to prosper, and that both new and experienced investors can benefit by learning modern, innovative real estate strategies.
“According to commentators, house prices could rise anywhere from 5.2 per cent up to as much as 8 per cent,” he said.
“With the Help to Buy scheme where borrowers only need a 5 per cent deposit, it’s certainly a buoyant time for first-time home buyers and property investors, but it is important that people learn to think outside the box and learn about non-traditional ways to buy and sell.”
The professional property master warned that financial wealth could not be gained through real estate investing as long as people relied on government support schemes, and were at the mercy of interest rate fluctuations courtesy of the banking sector.
“I encourage people to take off their blinkers when it comes to building a property portfolio,” Mr. Otton said.
“It’s time to realise that traditional ways of buying and selling property are not the only ways. In other parts of the world, such as the US, non-conventional strategies are the norm. These include the power to achieve positive cash flow from day one, securing property transactions without needing a new bank loan, and using little or none of your own money to accumulate multiple properties.”
