While most consumer mortgage sites post mortgage rates from either the company supporting the site such as individual bank web sites or they post the rates of mortgage lenders and banks that have paid to be promoted on the site, SelectCDrates.com has added a page of mortgage rates that represent the rates and terms available from the largest mortgage lenders across the nation that have originated more than 80% of all consumer home loans.

A quick search of mortgage rates by term, such as 30-year mortgage rates, or by location, such as Illinois mortgage rates, supports Mr. Seed’s argument. The top search results on the number one search engine, Google, displays sites such as Bankrate.com, Zillow.com, and Trulia.com which all present mortgage rates to consumers from lenders that have paid for their position on these web sites. These sponsored listing neither represent the biggest mortgage lenders or those with the lowest rates, added Mr. Seed, after viewing the current search results.
