The California Association of Realtors® (CAR) reported that home sales declined again in December 2013(1). “It is quite simple, with fewer houses on the market, there will be fewer home sales,” Anian Tunney, a real estate agent broker in Piedmont, CA reasoned.
In December, the available inventory shrunk to three months – in a normal market, a typical supply is six to seven months. Of the available supply, a disproportionate number are higher end homes such as 150 Requa Road, an expansive home for sale in Piedmont offered at $7,400,000. Traditionally, distressed home sales increase in December; however, the number of foreclosures and short sales currently on the market is lower than since well before the financial crisis started.
In a separate report, CAR has also announced that the number of pending sales in December was also down(2). A pending sale is a property in contract but not yet closed. Analysts use pending sales as an indicator of future home sales. The continued decline of properties entering contract points to a slow beginning for 2014 in the real estate market.
“With increasing prices and interest rates, potential buyers are practicing caution,” explained Tunney. While the market is improving, there is still not a balance between sellers and buyers. And, new listings are critical to reach that balance. A new Piedmont house for sale is 32 Sylvan Way, offered at $985,000.
