20 Charles Street is a 20’ wide townhouse, built 42’ on a 75’ lot, approximately 3,800 square feet. It is currently configured as a single family house in need of renovation. The house officially traded hands on February 12, 2014 for $7,725,000 or $2,032 per square foot. “The average price per square foot for comparable West Village townhouses is roughly $2,000 to $2,200 per square foot,” commented Gullace.
20 Charles Street last traded in 2007 for $4,465,000. At the time, the building was multi-unit. The purchaser restored the home to single-family without doing a gut renovation, and even lived there for a bit.
In June of 2011, the house hit the market for $7,950,000, but it did not sell. Gullace commented, “The timing may have been a factor in the lack of a sale in 2011. Summer can be slower. The best time to sell Townhouses is from February to June. Bankers get bonuses and weather improves.”
