The second annual event, sponsored by FICON Events, highlighted several different aspects of the single family housing investment sector, including buy-to-rent, building, fix and flip strategies, as well as upcoming predictions for the market.
Carter, who spoke on the short-term financing panel, stated, “As we start to see more capital providers enter the single family market, in both the short-term and buy-to-rent financing sector, I believe it is important to maintain disciplined in strategy and valuing of assets. Grand Coast has a distinct advantage in the short-term financing space because of our extensive national network of borrowers that we have built over the last 10 years, as well as our experience being on both the investor/developer and the lender side of the transaction. The buy-to-rent sector is less management intensive and you have the added bonus of being able to securitize these loans, which is why you are seeing some of the large institutional capital providers enter this space. It is very difficult to successfully originate and manage small balance loans with less than a one year term, and get the scale that some of these firms require. From our perspective, it is a positive trend because it offers our borrowers an alternative exit option besides selling; they can now refinance us out and maintain the property as a rental.”
