When Pete and Jane Huffman were looking for a second-home getaway, having easy access to a lake was at the top of their "must have" list. "We love the idea of having water nearby," said Huffman. "It allows us to connect to nature."
This desire to connect to the natural environment is important to many buyers of real estate in New York's Catskill Mountains, according to Eric Wedemeyer, principal broker of Coldwell Banker Timberland Properties, with four real estate offices in the Catskill Mountain region. "People, especially those from the New York City metropolitan area, are seeking a respite from the stresses of daily living," said Wedemeyer. "They tell us that just the look of water is restorative and very relaxing. It is almost primal to their spirits," he added.
While homes with ponds are not uncommon in the Catskill Mountains, according to Wedemeyer, finding a home with access to lake of other body of water is more difficult. He cited three homes that are currently available for purchase that are along a public lake or even include a private lake.
One, located near the Upstate New York community of Livingston Manor, was recently listed for $519,000. Built along Sand Pond, the five bedroom, three bath home is described by listing agent Stacy Keck-Colliton as "a perfect retreat after a long day playing on the lake." The eight-plus acres are level and include woods and a “forever wild” clearing around the home. Built in 2005 with the idea of exposing all the natural light the location has to offer, the home features a spacious eat in kitchen, great room with steep cathedral ceilings, floor to ceiling wood burning fireplace, two 6’x8’ French doors meet a wall of custom windows that open to extensive front decking, two bedrooms downstairs with a full bath and three bedrooms upstairs with a full bath and a 24’x13’ den that overlooks the great room, according to Keck-Colliton.
Another home, located near Delhi, is a unique estate property featuring a 10 acre private lake on 141 pristine acres. Listed for $1.1M, the 4 bedroom, 3 bath home is described by listing agent Jeffrey Ashton as “an inviting home that takes in the private lake and mountain views from most every room. Beamed ceilings, wood floors and natural light give the home a warm & welcoming feeling.” This property features deciduous and evergreen forest with some protected land - assessible via a network of trails. “The setting is one of a kind, a psychological and physical retreat from the the demands of a hectic world,” said Ashton.
For some buyers, Wedemeyer added, having access to large lake for motorboat use is important. His agency recently listed a six-bedroom, 4.5-bath, log home on Otsego Lake near Cooperstown for $2.1M. According to listing agent Carol Spinelli, the home, located on two private acres, includes a 4300 square foot main lodge, attached 3-car carriage house with a second story 800 square foot one-bedroom, one-bath guest quarters, and a secluded private 200' shoreline with 50' dock.
"We love living with nature in the Catskill Mountains," said Huffman. "The sound of the water is both comforting and exhilarating."
