Perry Commercial RE Investments will focus on San Diego County multi-family properties for ‘everyday’ investors.

For investors looking to diversify their portfolios with real estate but who lack the equity or experience to do so, a new company has formed to meet their needs: Perry Commercial RE Investments, founded by San Diego commercial real estate veterans Bradford Perry, Linville Martin and several others with extensive backgrounds in local real estate.

“Many individuals are interested in diversifying their portofolio by investing in commercial real estate but are without the opportunity to do so unless they invest in REITs,” states Perry. “Perry Commercial RE Investments was formed to allow those investors to join a group of like-minded individuals who are looking for opportunities in San Diego that produce consistent investment returns from stable operations.”

Focusing on multi-family properties – such as apartment complexes – Perry Commercial RE Investments uses a group investment strategy by assemblying a group of investors and then identifing, analyzing, and acquiring properties that deliver acceptable returns for the investors.

The need for quality housing in San Diego is rapidly expanding. Currently San Diego has the second lowest vacancy rate for rental properties in the United States (2.7 percent) according to REIS Reports. That combined with SANDAG population studies that predict strong growth for the region through 2050 indicate that the multifamily housing market will continue to yield solid investment results.

Unlike a REIT, Perry Commercial RE Investments will allow investors to study, understand and elect to participate in each investment with direct access to the investment team and property operators who will handle the day-to-day operations.

“Our investors will have the opportunity to see, touch, and feel the property before they choose to invest in it which is one significant advantage that the group investment strategy provides them – something that REITs do not offer,” says Perry.

Investors may also use their retirement portfolios as a source of investment funds by “self-directing” their portfolios. “Many people do not realize that they can make investments through their current retirement funds beyond what the fund managers may offer without any penalties or taxes,” says Perry. “Our company allows ‘everyday’ investors the opportunity to diversify their portfolios with commercial real estate assets through their 401K and IRAs.”

Perry and Martin have been active in the commercial real estate market in San Diego for many years. Martin began his career over 30 years ago and Perry has more than 23 years of experience. Both have extensive expertise in ownership, landlord and tenant representation, real estate development, and sales and purchases for buyers and sellers of office and retail projects throughout San Diego. Together, they have completed hundreds of transactions in excess of $450,000,000.
