He offers the following tips for HVAC spring cleaning and maintenance:
1. Change the air filters. Clean filters improve air quality and circulate air more efficiently so the air conditioning system doesn't have to work as hard.
2. Check refrigerant levels. Refrigerant may leak from the unit even when it's not in use. Too much or too little refrigerant affects the system's operating efficiency and increases energy costs.
3. Clean the outside of the unit. Check the unit thoroughly and remove any debris like sticks and small branches that could damage the fan and other components. Be sure to clean the unit's coils as well: dirty coils don't cool as efficiently, so the system has to run longer to cool the area.
4. Check the condensation drain to make sure it's working properly. A clogged drain can overflow and cause water damage, unpleasant odors, and increase humidity levels inside.
5. Have a backup plan in case of unit failure. Even with regular maintenance, cooling systems may still fail due to age or mechanical problems.
Cooling systems that appear to be working normally under moderate conditions may fail during the hottest part of summer when temperatures top 100 degrees. McCourt says.
